- POSITION SUMMARY
- This position will oversee progress and quality of the project(s) they are assigned to. Superintendent will hold subcontractors responsible, uphold OSHA standards, create and finalize punch lists, prepare daily and/or weekly reports, and other duties as necessary. They will work directly with general manager and project management team to coordinate and hold meetings, procure schedules, and assist with other typical project items as necessary. A successful applicant will be organized and detail oriented with a positive attitude and strong collaborative and leadership traits.
- DUTIES/RESPONSIBILITES
- Attend pre-bid meetings and assist in the bidding process
- Attend meetings with owners and designers
- Review drawings and specs and build trade contractor scopes of work
- Assist in the RFI process
- Work with PM to develop buyout budgets
- Work with PMs to build construction schedule
- Communicate and maintain project schedule
- Review and produce subcontracts and supplier language
- Work with office manager to produce project book (i.e. scopes of work, contact info, permits, etc.)
- Develop site logistics and coordinate various crews’ work on site.
- Help when necessary to manage submittal process, review subcontractor and supplier input
- Review and provide input / approval on the change orders and invoices.
- Review and Sign off on weekly time sheets (as it applies to self-perform workers)
- Request and manage field reports
- Coordinate/Schedule city inspections and signoffs
- Monitor percentage complete
- Review “As-Built” drawings
- Manage field tickets
- Maintain compliance to safety plans
- Manage safety and quality control reports
- Oversee and manage the pre-punch inspection process
- Create close out check list & Implement and assist the PM on managing the close out process
- Help and implement systems to monitor quality control.
- QUALIFICATIONS
- Commercial experience
- Part of union (not necessary but a plus)
- Experience as carpenter (not necessary but a plus)
- ICRA experience (not necessary but a plus)
- High School Diploma or equivalent.
- Valid Driver’s License.
- Access to reliable transportation (not shared).
- Smart phone.
- Typical work hours Monday – Friday.
- Must be able to pull, push and lift materials up to 50 lbs
- Must be able to successfully pass a pre-employment panel drug screening.
- Must be able to successfully pass a pre-employment background check.
- Must possess an acceptable driving record.
